Do you charge any upfront fees?+
No. All residential sales are conducted on a no-sale, no-fee basis. Marketing, photography and floor plans are included in our commission.
Can I instruct you on a multi-agency basis?+
Yes, though we recommend sole agency for prime and off-market instructions where confidentiality and price matter most.
How quickly can you get a property on the market?+
Typically 5–7 working days from instruction — photography, floor plans, particulars and portal listings inclusive.
What's the difference between tenant-find and fully-managed lettings?+
Tenant-find is a one-off service ending when the tenancy starts. Fully-managed continues throughout the tenancy — rent collection, maintenance, compliance and reporting.
Do you help buyers with mortgages?+
Yes. We introduce clients to FCA-regulated, whole-of-market mortgage advisers. There's no obligation and no fee for the introduction.
Can you value my property for probate or tax purposes?+
Yes — our RICS-registered valuers provide formal Red Book valuations for probate, capital gains, matrimonial and mortgage purposes.
