1. About these terms
These Terms and Conditions ("Terms") govern your use of the website rmest.co.uk and the estate agency, lettings, property management, valuation and advisory services provided by RMEST Ltd ("RMEST", "we", "us"). By accessing the site or engaging our services you agree to be bound by these Terms. If you do not accept them, please do not use the site.
2. About RMEST
RMEST Ltd is a company incorporated in England and Wales (company no. 07123456). VAT number GB 123 4567 89. We are members of The Property Ombudsman (TPO), ARLA Propertymark (Client Money Protection ref C0123456), the National Association of Estate Agents (NAEA) and the RICS Regulated firm register.
3. Use of the website
You may use rmest.co.uk for lawful, personal, non-commercial purposes only. You must not scrape, harvest, republish or resell content, attempt to gain unauthorised access, upload malicious code, or use the site in any way that could damage or impair its availability. Property listings and market data are provided for information only and may change without notice.
4. Intellectual property
All content on rmest.co.uk — including text, imagery, floor plans, brochures, video tours, market reports and the RMEST name and logo — is owned by or licensed to RMEST and protected by UK and international copyright, trademark and database rights. You may download and print single copies for personal, non-commercial reference. All other use requires our prior written permission.
5. Property listings & particulars
Particulars are prepared in good faith and comply with the Consumer Protection from Unfair Trading Regulations 2008 and the Business Protection from Misleading Marketing Regulations 2008. Measurements, plans and photographs are for guidance only; prospective purchasers or tenants must satisfy themselves by inspection. Prices are quoted exclusive of stamp duty, legal fees and other transaction costs unless clearly stated otherwise. RMEST is not the owner of properties advertised unless expressly stated.
6. Instructing RMEST
When you instruct us to market a property, act on your behalf, manage a tenancy or provide advisory services, a separate engagement letter or Terms of Business will apply. Those documents take precedence over these website Terms in the event of conflict. Fees, notice periods, sole/multiple agency terms and cancellation rights are set out in the applicable engagement letter.
7. Anti-money laundering
RMEST is supervised by HMRC under the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We are required to verify the identity, source of funds and beneficial ownership of all clients before entering into a business relationship. Failure to provide requested documentation may result in us being unable to act for you.
8. Client money handling
Client money — including tenancy deposits, rent, and holding deposits — is held in designated client accounts with Barclays Bank plc, protected under the ARLA Propertymark Client Money Protection scheme (up to £50,000 per landlord). Tenancy deposits are protected in a Government-approved scheme (DPS, MyDeposits or TDS) within 30 days of receipt.
9. Referral fees & disclosures
RMEST may receive referral commissions from third parties including mortgage brokers, conveyancing solicitors, surveyors, removal firms and insurance providers. Typical fees range between £150 and £600 per successful referral and are always disclosed in writing before you engage the third party. You are under no obligation to use any recommended provider.
10. Limitation of liability
Nothing in these Terms limits our liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability which cannot be excluded by law. Subject to that, our total liability to you arising out of or in connection with the website is limited to £100. Liability for services is governed by the relevant engagement letter. We are not liable for indirect, consequential or purely economic loss.
11. Third-party links
The website may contain links to third-party sites (e.g. mortgage calculators, Land Registry, HMRC Stamp Duty tools). We do not control and are not responsible for the content, availability or privacy practices of third-party sites.
12. Termination
We may suspend or terminate your access to the website at any time, with or without notice, for breach of these Terms or where required by law. Sections that by their nature should survive termination — including intellectual property, liability, and governing law — will continue to apply.
13. Governing law & jurisdiction
These Terms and any dispute arising from them are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, save that if you are a consumer resident elsewhere in the UK you may bring proceedings in your local courts.
14. Changes to these terms
We may update these Terms from time to time. The current version is always available on this page with the "last updated" date. Continued use of the site after changes are posted constitutes acceptance of the revised Terms.
